The rebuild after the water is gone
A burst supply line, a leaking shower, an overflowing toilet upstairs, a failed water heater or water getting into a basement — the emergency part is stopping the water and drying things out. What's left afterward is a reconstruction job: wet drywall cut out, flooring pulled up, trim removed and sometimes framing or cabinets damaged.
That's where Samco comes in. We're a renovation and repair contractor that rebuilds after water damage: framing and subfloor repair, insulation, drywall, ceilings, paint, flooring, trim, doors, cabinetry and full bathroom or kitchen restoration where needed.
To be clear about what we don't do: we are not an emergency water-mitigation company, we don't offer 24/7 extraction or drying, and we don't perform mould remediation. Those steps need to be completed first — by you, a plumber, or a specialist mitigation or remediation company — before we rebuild.

Bathroom rebuilds
Showers, tub surrounds, vanities and floors rebuilt — properly waterproofed so it doesn't happen again.
Kitchen restoration

Basement rebuilds
Finished basements put back after a flood, with moisture-tolerant materials where it makes sense.

Source fixed, area dry — then we rebuild
Reconstruction only lasts if the cause has been fixed and the materials behind the walls are properly dry. Closing up damp framing or skipping remediation traps moisture and leads to the same damage — or worse — a few months later.
Before we start, we confirm the water source has been repaired and the area has been dried. Where mould is present beyond minor surface staining, or the water was contaminated, a qualified remediation company should deal with that first. We'll say so plainly rather than cover it up.
If you're working with an insurance claim, we can provide an itemized estimate and progress photos for you to submit. We work directly for the property owner; we don't have insurer-preferred status or direct insurance-program relationships.

Good to know: Samco provides reconstruction only. Water extraction, drying and mould remediation must be completed by the appropriate specialist before we rebuild. Plumbing and electrical repairs are coordinated through licensed trades where required.

Do you do emergency water removal?
No. Samco is not an emergency mitigation company and doesn't offer 24/7 extraction or drying. Stop the water, call a plumber if needed, and use a mitigation company for drying. We handle the rebuild afterward.
Do you remove mould?
No. We don't perform mould remediation. Where mould is present beyond minor surface staining, a qualified remediation company should address it before we rebuild.
Can you work with my insurance claim?
We work for you, the property owner. We can provide itemized written estimates and photos for you to submit to your insurer or adjuster, but we don't have insurer-preferred status or direct insurance-program relationships.
Can you match my existing flooring and trim?
Often, yes, especially with common trim profiles and current flooring lines. When an exact match isn't available, we'll suggest replacing a logical area so the result looks intentional.
How soon can the rebuild start?
Once the source is fixed and the area is confirmed dry. We'll schedule as soon as practical and order long-lead materials early.
Is the estimate free?
Renovation and project estimate visits are complimentary. Diagnostic or troubleshooting service calls, such as tracing an unknown leak, are $175 + HST, credited toward the repair if we carry out the work.
