When the problem is underneath the finish
A floor that feels spongy near the toilet, a bouncy hallway, a door that suddenly won't close, or rot found while pulling up old flooring — these usually mean damaged framing, subfloor or joists. Covering them with new finishes only hides the problem until it gets worse.
Much of Niagara's housing stock is older, and decades of slow leaks, poor ventilation and past renovations take a toll. Samco repairs rotted and damaged wood framing as part of renovation and repair work: replacing subfloor, sistering or replacing damaged joists, repairing rim joists and sill plates, and rebuilding framing after water damage.

Many framing repairs are straightforward like-for-like work; others — cut or overspanned joists, beams, load-bearing changes — require an engineer's design and a building permit. We'll tell you which situation you're in and coordinate the engineering and permits where the scope requires them.

Fix the cause, then the framing
Rot doesn't happen on its own — it's almost always a leak, condensation or water getting in from outside. Before we rebuild framing, we look for the cause: a failed toilet seal, a leaking shower, poor grading, a missing flashing or an old plumbing drip.
If the source is within our scope, such as caulking, a toilet reset or door flashing, we'll fix it as part of the job. If it needs a plumber, roofer or foundation specialist, we'll say so and coordinate the order of work so new framing isn't exposed to the same problem.
Where damage is extensive or structural — a sagging beam, cut joists from an old renovation, or a load-bearing change — we'll recommend an engineer's assessment before quoting the repair.

Is a soft floor around my toilet a serious problem?
It usually means water has been getting under the toilet and into the subfloor. Caught early it's a limited repair; left alone it can spread to the joists and the ceiling below. It's worth having it looked at.
Do I need an engineer?
Not for every repair. Like-for-like subfloor and many joist repairs don't need one. Beams, cut or overspanned joists, load-bearing changes and significant sagging often do, and a building permit may be required. We'll tell you which applies.
Are you structural engineers?
No. Samco is a renovation and repair contractor. We carry out framing repairs and coordinate with engineers and permits when the scope requires it.
Can you tell the cost before opening up the floor?
We can give a scoped estimate based on what's visible and state the assumptions. Because hidden damage is common, we also explain how anything found after opening up will be priced.
Do you repair the finishes afterward?
Yes. We put back subfloor, flooring, drywall, trim and paint so the repair doesn't leave a patched-looking room.
Is the visit free?
Renovation and project estimate visits are complimentary. Diagnostic or troubleshooting visits — such as tracing the cause of an unexplained soft spot — are $175 + HST, credited toward the repair if we carry out the work.
