Basement Finishing in St. Catharines & the Niagara Region
Full basement finishing and basement renovations — framing, insulation, drywall, flooring, trim, doors and paint — done properly for homeowners, landlords and investors across St. Catharines, Niagara Falls, Thorold, Welland and the rest of Niagara.

An unfinished basement is square footage you already own
In a lot of Niagara homes — post-war bungalows in Welland, sidesplits in St. Catharines, two-storeys in Niagara Falls — the basement is the largest unused room in the house. Finishing it is usually the most practical way to add real living space: a family room, a home office, a playroom, a guest bedroom, or simply a clean, dry, finished floor instead of bare concrete.
Samco Reno & Repair finishes and renovates basements for homeowners who want the space to finally work, and for landlords and investors who want durable finishes that hold up to tenants. We handle the general contracting scope in-house — framing, insulation, drywall, flooring, trim, doors and paint — and coordinate licensed trades where the work is regulated, so you're not managing three contractors yourself.
The approach doesn't change with the budget. Whether it's a partial finish of one room in Thorold or a full basement renovation in Niagara-on-the-Lake, the framing is straight, the moisture questions are answered before the drywall goes up, and the scope is written in plain language with the assumptions on paper.
What a basement project can include
Full finishes and targeted renovations — scoped around how you'll actually use the space.
Full basement finishing
Unfinished or partially finished basements taken from concrete and studs to a finished, livable floor — framed, insulated, drywalled, floored, trimmed and painted as one coordinated project.
Framing & partition walls
New partition walls, bulkheads around ductwork, closet framing and room layouts that make the space feel like part of the house rather than an afterthought.
Insulation & vapour control
Insulation and vapour management appropriate to the existing foundation and conditions — the unglamorous layer that decides whether a finished basement stays comfortable and dry.
Drywall, ceilings & paint
Drywall hanging, taping and finishing, ceiling solutions that keep access to plumbing and wiring where needed, and full paint finish-out.
Basement flooring
Vinyl plank, laminate and tile over properly prepared concrete — with moisture testing and subfloor options discussed honestly before anything goes down.
Doors, trim & finish carpentry
Interior doors, casing, baseboards and finish carpentry that tie the basement into the rest of the house — not builder-basic leftovers.
Layout & planning
Help working out what fits: room divisions, storage, laundry relocation and where a future bathroom could go — before a single stud is cut.
Basement renovations & updates
Older finished basements brought up to date — new flooring, fresh drywall and paint, modern trim, better lighting layouts, and repairs to tired or damaged finishes.
Moisture & condition repairs first
Cracked drywall, stained ceiling tiles, damaged baseboards and soft flooring corrected at the source where the cause is within our scope — and flagged honestly when it needs a specialist.

Deal with moisture before the drywall
Basements fail from the outside in. A musty smell, efflorescence on the concrete, dark staining at the base of the walls or a dehumidifier that never stops running are all telling you something — and framing over them doesn't make them go away. It just moves the problem behind a finished wall where it's more expensive to find later.
Before we quote a finish, we look at the existing conditions honestly. Sometimes the fix is within our scope — regrading a window well, correcting airflow, replacing water-damaged materials. Sometimes it genuinely needs a waterproofing specialist or a foundation repair first, and we'll say so rather than sell you a finish that won't last.
The same applies to what's already there: old panelling, sagging ceiling tiles, patched drywall and soft flooring all get assessed before we build on top of them.
How a basement project runs
Clear stages, so you always know what's happening and what's next.
Talk through the space
Call, text photos, or send the estimate form. We'll ask how you want to use the basement — family room, office, rental income, resale — because that drives every decision after it.
On-site scope
We measure, check ceiling heights, ductwork, moisture signs, the electrical panel situation and the condition of the concrete, and note anything that will change the budget.
Written estimate
A clear scope in plain language, with the assumptions stated. If something unknown is behind the existing walls, you'll see how we handle it before you sign.
Selections & ordering
Flooring, doors, trim profiles and fixtures confirmed and ordered early so the job doesn't stall waiting on a back-ordered material.
Build
Framing, insulation, drywall, flooring, trim and paint in sequence. Licensed trades are coordinated where the scope requires them. Dust control down, site swept daily.
Walkthrough
We go through the space with you, correct the punch list, and leave the basement clean and ready to use rather than 'almost done'.
Regulated trades: electrical, plumbing and HVAC work is coordinated through licensed contractors where required, with permits where the scope calls for them. Samco does not present itself as a licensed electrical, plumbing or HVAC contractor.
What moves the budget and the schedule
Every basement is different, so we don't publish a single price. These are the factors that realistically change the number on your estimate.
- Square footage and whether it's a full or partial finish
- Adding a bathroom or moving plumbing
- Ceiling height and ductwork that needs boxing in
- Moisture, foundation or insulation conditions
- Flooring choice over concrete
- Number of rooms, doors and closets framed in
- Electrical scope — lighting layout, new circuits
- Level of trim, doors and finishes chosen
- Egress window or code requirements for bedrooms
- Material lead times on flooring, doors and fixtures
We don't quote a basement finish sight-unseen, and we don't hide contingencies in a lump sum. If something unexpected turns up behind the existing walls, you hear about it the day we find it.
Basement finishes for rentals and investors
For landlords, a finished basement is a rentability decision, not a design project. The space needs to look clean, survive turnover after turnover, and come in on a schedule that matches the vacancy window. Moisture-tolerant vinyl plank, washable paint, solid-core doors and simple, robust trim usually beat premium finishes that won't survive tenants.
We scope rental basement finishes with that in mind, and can fold the work into a larger rental turnover or apartment turnover so paint, flooring and repairs all happen in one pass rather than three separate trips.
If the goal is a legal secondary suite, that's a different project: building-code, egress, fire separation and permit requirements apply. We'll tell you upfront what's involved and coordinate the regulated parts with the appropriate licensed trades, rather than quietly building you a unit that won't pass inspection.

Basement finishing FAQs
How much does it cost to finish a basement in St. Catharines?
There's no honest single number, because basements vary more than any other room. The main cost drivers are the square footage, whether you're adding a bathroom, the ceiling height and ductwork you need to work around, the condition of the existing concrete and framing, and the level of finishes you choose. We scope each basement on site and give you a written estimate with the assumptions stated, so you can see exactly where the money goes before you commit.
How long does a basement renovation take?
A straightforward open-concept basement finish — framing, drywall, flooring, trim and paint — typically runs a few weeks of on-site work once materials are on hand. Adding a bathroom, moving walls, or correcting moisture or foundation issues first extends that. Material lead times, especially flooring and doors, are often the biggest schedule factor, so we order early.
My basement feels damp. Can it still be finished?
Often yes — but the moisture question has to be answered before any framing or drywall goes up. Sometimes it's condensation and airflow, sometimes it's a failed window well or grading issue, and sometimes it's a foundation problem that needs a waterproofing specialist first. We'll tell you honestly which one you have. Finishing over an active moisture problem just hides it until the drywall moulds.
Do you handle the electrical, plumbing and HVAC work?
Samco coordinates licensed trades where required. Electrical work — new circuits, pot lights, panel changes — is coordinated through licensed electrical contractors, and plumbing or HVAC changes are handled the same way, with permits where the scope calls for them. We do not represent ourselves as licensed electrical, plumbing or HVAC contractors.
Can you finish part of a basement instead of the whole thing?
Yes, and it's common. Many homeowners finish one room — a rec room, home office, playroom or guest bedroom — and leave the utility and storage areas unfinished. We can frame and finish a defined area so it looks intentional rather than half-done, and it keeps the budget proportionate.
Do you finish basements in rental properties?
Yes. For landlords and investors we scope basement finishes around durability and rentability: moisture-tolerant flooring, washable paint, solid doors and simple, robust finishes that survive tenants. If the goal is a legal secondary unit, that involves building-code, egress and permit requirements — we'll tell you upfront what's involved and coordinate the regulated parts with the appropriate trades.
